Where to Find School Information

Monday, September 28, 2009 posted by tommi

best-school.jpg

Whether you have  school age children or not, the quality of the local schools is one of the biggest selling factors that helps define a Good Location.

Under the U.S. Fair Housing Laws, real estate agents are prohibited from recommending or warning buyer about the differences and reputations of local schools.  So, where can home buyers find reliable information about public and private schools before they buy??

  1. Go to the web and look up the school’s website.
  2. HomeFair.com provides a Free School Report that contains information about student-teacher ratios, dollars spent per pupil, before and after school programs, gifted and talented programs, number of computers per student and percentage of seniors who attended college.
  3. GreatSchools.net provides information about private and public schools.  It also serves up data and news about state education programs and departments.
  4. Many states offer online information about public schools and links to public education sites.

Tip for Home Sellers:  Become informed about your local school system and provide information to buyer’s who need it.   Thanks to the internet, finding useful information on neighborhood schools has never been easier, so get to know about the public and private schools located near you, whether you use them or not.

Thank you for visiting Why6Percent.com.   The MLS is searchable by school system for a reason.  Everyone wants to know about the local schools, just like they need to know price and ammenities.  Do your homework!!

Virtually Stage Vacant Home to Sell

Tuesday, September 15, 2009 posted by tommi

stage.jpgMarketing a vacant home can be difficult challenge, because empty rooms are hard to size up and they don’t stand out in a buyer’s mind.  This leaves every vacant home looking like the one next door, with the only difference in a buyer’s mind being, which home has the lowest price. This problem may have been solved by Krisztina Bell, a smart Atlanta Realtor, who invented and patented a software program that will “virtually” stage any vacant property for around $250.  Her company has been heralded by the Chicago Tribune, San Francisco Chronical and other publications as the answer to giving the effect of a professionally staged home at a fraction of the cost.

Please Update Your Bathroom Lighting

Thursday, September 3, 2009 posted by tommi

80s-bathroom.jpgIf The 80’s called, they want their lights back!!

If you haven’t replaced the lighting in your bathroom since the 1980’s or 1990’s, you really should.  Nothing turns off buyer’s as quickly as an outdated bathroom.  And, while a total remodel may not be appropriate, changing out the light fixtures is cheap and easy to do yourself.

Turn off the power before you take the old fixture down.  The job shouldn’t take more than 30 minutes and your bathroom will make a much better impression on buyers.bathroom-lighting.jpg  Thank you for visiting Why6Percent.com.  Homebuyers are out looking in mass, these days.  They have only 90 days left before the $8000 Buyer Credit Expires.  Make sure your home is on the MLS or Realtor.com and it shows well.  Your chances of getting an offer now, are better than they have been in years.

Accessibility. A Great Niche for Home Sellers

Thursday, May 14, 2009 posted by tommi

accessible.jpg

In real estate, properties that satisfy market niches are harder to come by, which usually makes them easier to sell and market than other homes.   Take the issue of assessibility for example.   Does your home have a universal layout that is easily adaptable for the elderly or people with mobility or other disabilities?

If your property has no entry barriers, wide hallways or wide open interior space, you may want to learn how to market your property through networks that locate housing for disabled and handicapped Americans.

Many MLS’s also provide special fields that are designated for accessibility features of property.  If you think your property qualifies as an accessible home or can be easily modified for accessibility, please contact your listing broker and ask them to update you MLS property information.  There are home buyers searching specifically for accessible property, so make sure they see your home.

Thank you for visiting Why 6 Percent.  Please contact us to place your property on the MLS, Realtor.com and dozens of real estate websites for a one-time fee of $399.

PRICE REDUCED!! Who Cares?

Friday, May 8, 2009 posted by tommi

heavy-competition.jpg

PRICE REDUCED.  JUST REDUCED.  PRICE DROP.  PRICE SLASHED.   These are the Signs of the Times, but why?  Who cares, really?

Although, Realtors love the phrase and evidentally believe it to be  a powerful message, PRICE REDUCED, means only one thing…the listing was overpriced.   It doesn’t mean it still isn’t.

So, why do Realtors hang banners advertising that a price has been dropped?  Do they believe that buyers care that an asking price was reduced from $250,000 to $200,000, if comparable homes in the neighborhood are priced at $175,000?   …Read More

In the third part of our Series “Tips for Selling Your Home Faster and For More Money”, we address the topic of decorating allowances.

Question:  Do Buyer’s Prefer Decorating Allowances or Do They Buy the Homes that already have the Work Done?

Answer:   Home Buyers overwhelming chose property that is in move-in condition, versus, outdated homes that offer decorating, carpet or paint allowances.

Reason:  First, an unappealing home is an immediate turnoff.  It is very difficult for most people to picture how a home would look, if offensive eyesore’s were removed.   So, if the property isn’t exceptionally cheap, the potential deal will end before it begins.  Secondly, buyers always question why the homeowner wasn’t willing to do the work, what else may be wrong that they can’t see and why they should put forth the effort, anyway.   Thirdly, there are thousands of distressed properties to chose from.  No one would be interested in purchasing a nasty headache, even if they could picture themselves living there, unless the home was priced thousands of dollars under the market?     remove-carpet.jpg

Seller Must Do’s:  a) If you have carpet over hardwood flooring, immediately remove it and refinish the floors.  b)Repaint.  Paint is inexpensive and offers more bang for the buck than any other improvement a seller can make.  Choose neutral colors (tour builder models or new homes for idea’s).  Soft yellows or golds are warm and inviting.  Peaceful, soft greens and blues are great for bedrooms because they are restful to the eye.

If you selling the purple entry home with a paint allowance or selling the same home with a neutral entry and no allowance, ask yourself which home you would honestly be interested in seeing more of?   What is your first impression?  Which home would you pay more for??   This is exactly what your potential buyer thinks, too.
