What Matters the Most to Home Buyers??

The National Association of Realtors research shows that Location, Location, Location is what matters the most to home buyers.    

  1. 62 percent of all home buyers stated that the location and quality of the neighborhood is their number one concern, when shopping for a home.
  2. The second factor (52 percent) that determined which home a buyer would consider was how close the home was located to their work.
  3. Number 3 on a buyers “wish list” was the overall affordability of the home and neighborhood.
  4. A home Location nearby family and friends.
  5. The quality and convenience of the local school system.
  6. Gas Prices – 41 percent of buyers stated that commuting costs were a very important factor when considering a home purchase.

Selling Tips and Opportunities:   When talking with prospective buyers, the seller should address the quality of life in their neighborhood, and address commute times for work and leisure activities.   Sellers should also realize that having friends, family nearby are also an important factor for buyers, especially so for those under the age of 35.

Seller’s need to capitalize on this inside inforamation and target their marketing to the needs of the buyer.  Advertising should emphasize location advantages and address the other factors that are of concern to homeshopper’s.   A video is an excellant tool for showcasing the location of a home and its neighborhood.   Be sure to highlight the quality of the neighborhood, schools and highlights shopping, gathering spots, parks and recreation area’s and nearby conveniences in your video.
