The National Association of Realtors “Profile of Home Buyers and Sellers for 2008″ discovered some very important secrets that home sellers can not ignore.

Monday’s Inside Scoop: Generation X and Generation Y Dominate the Home Buying Market.
- 60 percent, or 6 out of 10, of today’s home buyer’s were born after 1964 (ie: Gen X/GenY).
- Amazingly, 54 percent of first time buyers were 25 to 34 years old.
- This large group of young buyers are anxious to own their first home. Many report that they have been pushed into the housing market by job related moves or changes in their family makeup.
What do home seller’s need to know about successfully marketing to this younger generation??
Seller’s need to realize that this tatooed, free living and underware loving generation of home buyers are qualified, educated and have no home to sell. 75 percent of them are renting. One way to attract their attention is to do some target marketing to high end apartment rentals in your area. Advertise your home for sale, along with the headline “If renting is so great, why does your landlord own?” for starters.
Another opportunity to reach out to the younger buyer can be found in technology. Obviously, you have to have an email address. And, your home MUST be advertised on the internet. In fact, the internet is where all (99 percent) home buyers shop, regardless of their age.
Grab a digital camera film a video tour of your property. Use a website like InfoTube.net, that makes your video easy to share with its automatic feeds to Youtube.com. (Youtube.com features all the video’s that young shoppers crave, making it the second highest trafficked search engine in the US.)
Consider that 62 percent of Gen X and Gen Y home buyers use social networking sites like Twitter, Facebook and MySpace several times every week. To reach these buyers, post your home information on these sites and participate in online conversations. This wary generation is more likely to do business with you, if they know something about you first.
